How much does a prefab house cost in 2026?
Almost every manufacturer publishes a house price and stops there. This is the whole number, including the parts that usually appear after you have already committed.
The house itself: €880-935 per m²
Our four plans run from €44,900 for 48 m² to €112,600 for 128 m², turnkey and excluding VAT. Notice that the rate per square metre falls as the house gets bigger. Design, transport mobilisation and crane setup cost roughly the same whether the house is 48 or 128 m², so those fixed costs spread over more floor area.
What that price covers
The engineered and certified steel frame, the full 288 mm insulated envelope, cladding, roof, triple glazing, electrical and plumbing first fix, floors, interior doors, painting, bathroom fit-out, kitchen units, the airtightness test, and delivery and craning onto your foundations. It is a house you can move into, not a shell.
What it does not cover, and what those cost
Foundations run €90-140 per m² of footprint, so €6,500-10,100 for a 72 m² house. Water, sewage and electricity connections are €2,500-6,000 depending on how far the mains are. Design documentation and the building permit are €1,500-3,500. Transport is €1,200 plus about €2.10 per kilometre per truck. Site clearing and crane access are zero on a flat plot with a clean approach and up to €2,500 where they are not.
A realistic total
A Vega 72 delivered 180 km from our factory, on a flat plot needing a slab, connections and a permit, lands between €78,000 and €90,000 excluding VAT. The house part of that, €66,200, is fixed at signature. The rest is a range until we have seen the plot.
Why ranges and not one number
Because the plot decides. Slope, soil, access width and the distance from where the crane can stand to where the house goes change the site cost more than any choice you make about finishes. Anyone giving you a single all-in figure before seeing your land is guessing, and the guess is usually low.
How to get a real figure
Send us the cadastral extract and a photograph of the last 200 metres of access road. We come back within two working days with the house price and quoted ranges for everything else. It costs nothing and there is no deposit.
